     Association of Realtors (NCAR).

5. The property will be in La Jolla Real Estate Brokers' Association (REBA).

6.  I will "Pitch" the property at the weekly meetings at both NCAS & REBA.

7.  A professional photographer will take photos & virtual tour of both inside
     and outside.

8.  Professional colored brochures will be prepared and distributed.

9.  I will hold broker open houses where either refreshments will be catered or
     a gift certificate offered

10. The property will be featured in my monthly Del Mar mailings which go out
      to over 600 households.

11. The property will be featured in over 13 major web cites.

12. The property will be featured in one of several top publications such as
       "Dream Homes Magazine" and "Premier Properties."

13. Professionally designed brochures will be delivered to agents throughout
       the area.

14. Professional designed postcards will be mailed to my personal client list
       of approx. 200 past clients.

15. Professionally designed post cards will be mailed to targeted prospects
      such as doctors, attorneys, CEO's and other professionals.

16. If necessary, I will provide an interior designer to help prepare the home
       for marketing.

17. Your home will be featured in color within local and regional papers on a
       regular rotating basis.

18. Open house will be held including advertisements as agreed to.

19. You will be updated weekly on all activity on the property including copies
       of ads, comments from agents and prospective clients.

20. You will received an email each time there is a change in market
       of comparable properties.

21.  You will be notified immediately when any offers are received in writing.

22.  You will be notified and have access to the process during escrow.

23.  You will be given information on services and prices of the services you
        will be paying for so you can decide whom to use.

24.  The determination of how to communicate during the listing and escrow
        period will be decided by you when signing the listing contract.

25.  The listing contract will include this document and any other agreements
        will be made in writing.
